Small enough to listen, big enough to deliver. Development & Construction Management Headquartered in Albertville, Alabama, Olympia has expertise in the construction, development, engineering, and management industry of affordable housing. Jeff Beaver and Ralph Fullerton started Olympia Construction, Inc. (OCI), in June of 1989 with a desire to become an industry leader in general contracting for the affordable housing market. In 2020, Jeremy Bain, Adam Beaver, Caleb Lea, Jon Peck, and Jon Perkins became part of the ownership as part of the succession planning of Jeff and Ralph, each bringing their own skill set and expertise to the table. Over the last 30+ years, OCI has predominately focused on multi-family residential apartment complexes but has also built single-family subdivisions and various commercial spaces. To support this diversification, OCI has obtained an unlimited general contractors license in 9 states throughout the southeastern United States, including Alabama, Arkansas, Georgia, Louisiana, Mississippi, Tennessee, Texas, South Carolina, and North Carolina. OCI has built for third party developers as well as their own properties. In 2014, Olympia Management, Inc. (OMI) was formed to meet the growing demand for property management of Olympia’s apartment portfolio. In addition to managing all of Olympia’s properties, OMI also manages several third-party apartments. The staff at OMI include long-time professionals in the affordable housing industry with many years of experience including the owners, Jeff Beaver and Luke Sampson. Also in 2014, Olympia Design-Build, Inc. was created to offer civil engineering services as part of Olympia Construction’s in-house range of services. Then in 2017, Olympia Design-Build, began doing business as Olympia Engineering as part of a rebranding to better reflect to the public, their growing niche in the civil engineering site development market. Olympia Engineering has become a go-to design professional for ADA accessibility, sports field engineering, subdivision design, master planning, storm water monitoring, construction project management, and multi-family site design. In 2020, with a look towards the future, another company that focuses solely on the ongoing development of affordable housing was built, Olympia Development, LLC. Taking a comprehensive approach to development services, Olympia Development, LLC ensures every aspect of the process is meticulously coordinated to achieve successful outcomes from acquisitions, planning and design, financing, partnership building, and maintaining our existing partner relationships.
